A free worksheet for anyone considering a farm or ag land purchase

Before you buy a farm, find out what it costs to own.

The Farm Buyer's Worksheet puts the cost lines, the property questions, and the questions for a farm manager and your CPA on five pages. Free, with blank lines for your own numbers.

35 years working alongside California farmers and ranchers.

A farm has two prices.

What you pay to buy it, and what it takes to own it. The first one is on the listing. The second one you build yourself.

This worksheet is where you build it.

What's inside

This is for you if

Not for you if you want a return estimate. The worksheet doesn't give one, and neither do I.

Who made it

I'm Joe Seimas with eXp Realty of California. I spent 35 years working alongside California farmers and ranchers before I got my real estate license. I've been investing in real estate since 2012, and I sit on the San Joaquin County Agricultural Advisory Board.

I made this worksheet because the first questions most buyers ask are about cost and who runs the farm. Both deserve an answer on paper before an offer.

Questions people ask

Is it really free?

Yes. There's no charge, and you don't need to talk to me to use it.

Is this just a sales pitch?

No. It's a worksheet you can fill in on your own. If you want a second set of eyes on a specific property, I'm glad to help, and you decide.

Does it tell me what return to expect?

No. It doesn't estimate returns, and I don't either. It helps you gather your own costs so the numbers you use are real ones.

Do I need to live in California?

No. It's written for people who may live hours from the property.
